• "Baan Rak" refers to the guesthouse and its staff operating at the address above.
• "Guest" means any person who makes a booking or stays at the property.
• "Booking" means a confirmed reservation for any of our room types or services.
• "Stay" means the period during which the guest occupies a room at the property.

A booking becomes confirmed once Baan Rak has sent written confirmation by email or SMS and any required deposit has been received. We reserve the right to decline a booking at our discretion before confirmation is issued.

Please review your confirmation carefully. If any detail is incorrect — dates, room type, shuttle request — kindly contact us as soon as possible so we can make adjustments before your arrival.

We accommodate three room types:

• Daytime Rest Room — up to 6 hours, priced at ฿4,600
• Overnight Stay with Airport Shuttle — single night including shuttle, priced at ฿10,500
• Long Layover Suite — up to 24 hours for families and small groups, priced at ฿17,700

Standard check-in is available from 14:00 (local Phuket time). We ask guests to check out by 12:00 noon on their departure day unless a different arrangement has been agreed in advance — particularly for Long Layover Suite guests, whose stay timing is matched to their flight schedule.

If you arrive outside standard hours, please let us know your expected arrival time when booking. We will do our best to have the room ready for you.

Guests are asked to present a valid passport or government-issued identification at check-in, as required under Thai law.

Payment may be made in Thai Baht (THB) by bank transfer, credit card or cash on arrival, unless a deposit has been agreed at the time of booking. All prices shown on our website are in Thai Baht and include applicable taxes.

For group bookings and Long Layover Suites, a deposit of 30% of the total stay cost may be requested to hold the room. The remaining balance is due upon check-in.

Receipts are available on request. Please ask at the desk.

We understand that travel plans can change. Our cancellation policy is intended to be fair while allowing us to plan for incoming guests:

• More than 48 hours before arrival: full refund or a date change at no charge
• Between 24 and 48 hours before arrival: 50% of the total stay cost is retained; the remainder is refunded
• Less than 24 hours before arrival or no-show: the full stay cost is retained
• Daytime Rest Room bookings: cancellations made more than 6 hours before the agreed start time receive a full refund; within 6 hours, the room cost is retained

Changes to dates, room type or party size may be requested by contacting us directly. We will do our best to accommodate your needs, subject to availability.

Refunds, where applicable, are processed within 7 business days using the original payment method.

Complimentary airport shuttle transfers are included with the Overnight Stay with Airport Shuttle booking. Shuttle times follow a relaxed timetable aligned with common flight windows. We will confirm your transfer time the evening before departure.

Long Layover Suite guests may request a shuttle transfer at the time of booking; this will be arranged to match your flight schedule as closely as possible.

Shuttle service operates between Baan Rak and Phuket International Airport (HKT) only. Transfers to other destinations are not included but may be arranged separately at an additional cost; please ask our team.

We monitor local traffic conditions and will communicate any expected delays as early as possible. Baan Rak is not liable for flight delays, missed connections or events beyond our reasonable control once the guest has departed the property.

Baan Rak is a quiet stopover property. We ask guests to be considerate of others resting at the property, particularly in the corridors and common areas at all hours.

• Smoking is not permitted inside the property or in any covered area
• Loud music, amplified sound or disruptive behaviour may result in a request to leave without refund
• The maximum number of guests per room type is as stated at the time of booking; additional guests may not be brought onto the property without prior agreement
• Pets are not accommodated at the property
• Guests are responsible for any damage to room furnishings or fittings caused during their stay

Complimentary luggage storage is available to all guests during their stay. We take reasonable care of items left with us, but Baan Rak cannot accept liability for loss of or damage to luggage or personal valuables. We recommend keeping travel documents, medications and high-value items with you at all times.

Baan Rak takes reasonable steps to maintain the property in a safe and comfortable condition. To the extent permitted by Thai law, our liability for any loss, injury or damage suffered by a guest on the property is limited to the cost of the guest's booking.

We are not responsible for losses arising from events outside our reasonable control, including but not limited to flight cancellations, natural weather events, road conditions or third-party service delays.
